Encapsulation

Our crawlspace encapsulation keeps that space safe, dry and maintained. We use spray foam insulation, dehumidifiers and sump pumps to create a moisture-controlled environment that protects the foundation and prevents the rotting of wood and joists by bringing humidity down.

A wet crawlspace is not only a crawlspace problem. It is a humidity problem for the whole house, and eventually a timber problem.

French drains

We install French drains and other subterranean drainage to redirect water away from your property, preventing foundation damage and pooling. For better results still, we can connect your gutter downspouts into the drainage system so rainwater from the roof is carried well clear of the foundation.

Basements

We install interior perimeter drains to protect a basement from water intrusion — drain boards, weep holes, gravel and re-cementing for a clean, durable finish. We also waterproof basement walls, sealing and protecting the interior surface to stop moisture and the structural problems that follow it.

  • Standing water or damp soil under the house The single clearest sign encapsulation is worth pricing.
  • Musty smells in the rooms above Air moves upward from the crawlspace, and it brings the smell with it.
  • Soft or spongy floors Long-term humidity attacks joists and subfloor from underneath.

What is included in encapsulation?

Sealing the space with a vapor barrier, insulation, and a dehumidifier to hold the humidity down, plus a sump pump where groundwater needs managing.

Will it lower my energy bills?

Usually, yes. A sealed, dry crawlspace stops your HVAC fighting damp air pulled up from below.

Do you handle mold?

Fungal and mold treatments are carried out by licensed experts we work with, alongside the encapsulation.

What is a French drain?

A buried, gravel-filled drain that intercepts water and carries it away from the foundation before it can pool.
